Because there are really two doors into business lending. Property-secured business loans — $20,000 to $5,000,000 through first mortgages, second mortgages or caveat loans over residential or commercial property — are assessed mainly on equity and a clear plan to repay. That's why they can look past a short trading history or a credit hiccup.
Unsecured, cash-flow and line-of-credit options for trading businesses — typically $5,000 to $500,000 — are sized on turnover and bank statements instead. They suit steady businesses without property, but they need some trading history to work with. Past credit issues and ATO debt considered case by case.
